Why live or invest in Forest?

  • A more affordable entry price: the average apartment price was €294,366 in 2025; according to the notaries' barometer, the median price was €280,000 (- 3.3% year on year), close to the regional median (€265,000).
  • Rising rents: rents in Forest rose by 7.6% in 2025 according to Federia, one of the steepest increases in the Region.
  • A renovated Forest Park: reopened on 25 June 2025 after a three-year complete renovation carried out by Beliris (around €10 million), with a new playground and the chalet converted into a café-restaurant. Duden Park adds to the green space.
  • Projects transforming the municipality: on 28 July 2026, the Brussels government decided to create a 16,000 m² neighbourhood park on the Wiels site, with works due to start in 2028. Forest Abbey is becoming a cultural hub ("ABY"), with an announced budget of almost €22 million.
  • Urban and well connected: 58,675 inhabitants on 1 January 2025 across 6.3 km², several tram lines, Forest-Est and Forest-Midi stations, and the Albert premetro station (lines 4 and 51). The Metro 3 project to Albert has, however, been frozen indefinitely (BX1, September 2026).
  • Cultural life: the WIELS contemporary art centre and the Forest National concert hall.

Renovated or to renovate?

Buying a fully renovated apartment means no hunting for contractors, no managing a building site and none of the unexpected costs that so often push the bill up. You buy a turnkey home: no works to plan, a budget you know from the outset, and the option to move in or let the property as soon as the works are finished. On avenue du Parc, the roof, electrics, heating and kitchen have already been redone: all that remains is to bring your furniture. To compare the two options, see our costed comparison of renovated versus to-renovate properties.
